I’m Alastair Nightingale

I spent 15 years as a financial adviser before moving into property back in 2019.

And talk about being released into the wild.

As a financial adviser, I spent years sitting exams just to become qualified to give advice.

And even then, you couldn't sell an investment willy-nilly without it being scrutinised by someone who loved sitting in a darkened room making sure it was all compliant.

But with property?

Well, you just need to hit your sales target.

I know because I spent a short time working for one of those property investment companies, selling off-plan developments and "government-backed" deals.

I didn't last very long.

I discovered my title as a “sales consultant” was a little misleading because we weren't there to give rounded advice — we were there to get the sale.

But I'd built my career on explaining the risks as well as the rewards, so suddenly having to sell someone on just the upside of a property was a struggle.

I'm much happier helping someone than trying to fit a round peg into a square hole.


You’ve decided you want to invest in property, so…

You call a couple of estate agents and either get a vanilla response about where you should buy , or you're still waiting for them to return your call.

So you turn to a property sourcer hoping to get access to exclusive, off-market deals.

But then you find yourself doing the due diligence yourself because the brochure is a little light on what you need to make an informed decision.

And when you do see something you like, you have to move quickly before another investor on the list beats you to it.

Meanwhile, your inbox and social media keep throwing even more opportunities at you.

So you end up hesitating because the last thing you want is to buy something that turns out to be a dud.

How I work

I only work with a small number of clients at any one time, so I'm searching for your property, not finding a deal and sending it to a database of investors.

That means you're always first in line.

And I don't limit the search to "off-market" deals just because they sound more exclusive. I'll look at what's on the market, speak directly to agents and owners, and uncover off-market opportunities where it makes sense.

The aim is to find the right property, wherever it happens to come from.

Be your eyes and ears

Provide you with all the information and research needed to feel comfortable buying a property.

  • You need to have funds available so we can move quickly when the right opportunity lands

  • I don’t pursue “20% below market value” deals - aka unicorn deals

  • I don’t project manage refurbs or rental properties.

  • This is best suited to investors taking a long-term approach to building a portfolio.

£500 per month retainer

This covers ongoing research, viewings, analysis, and all the fun that comes with getting a deal over the line.

Plus,

Acquisition fee from £2,000

Based on your requirements and the complexity of the search. Payable on exchange of contracts.

How long will it take?

Every search is different, but I’d normally expect it to take at least 3 months.

Sometimes the right opportunity is available and we can move quickly.

Other times we need to take a more strategic approach, which may involve approaching agents and owners directly to uncover opportunities that aren’t openly marketed.

Either way, we’ll agree what you’re looking to buy and how we’ll go about it before we begin.
